Renting Tips

Take the time to look at as many different places as you can. If you are renting an apartment or townhouse take notes to compare the prices verses what you are getting for that price.

Read over your lease carefully. Make sure that you know what it entails – meaning what is included, what happens if you have to break your lease early, etc. The more you know the more pleasant your renting experience is going to be.

Before you move into the apartment look over it with a critical eye! Because you will be charged for any damage to the unit when you move out, document with both a written list and photographs any pre-existing damage to the unit. If possible have your landlord look over the list and either fix the problems or sign off on the list to acknowledge that they were there before you moved in.

Get renters insurance. This is often forgotten, but it is very important. There are a variety of different types of coverage, but you can be protected in case there is a fire, a flood, or someone breaks in and steals all of your belongings.

Find out what your legal rights are as a renter to make sure you are protected. These rights and regulations vary from state to state.

When choosing an apartment take the following into consideration – location, schools, entertainment, grocery shopping. If you choose apartment that is far away from everything you need, then it is not a good apartment for you.

Get, and keep, everything in writing with your landlord no matter how insignificant it may seem at the time. This includes all correspondences such as requests for repairs.

Don’t be afraid to ask to have repairs done. If they drag their feet about small repairs, remind them that small problems lead to larger ones. While it may be a hassle to have them come and fix something small like a leaking bathroom sink, it is far better to do this then for them to have to repair extensive water damage and mold buildup because of it.

Make sure you know what the pet policy is. Some places do not allow pets at all, while others may allow only certain animals (and a certain number of animals). You may have to pay a pet deposit; if so, make sure you know whether or not it is non-refundable or if it may be returned to you upon vacation of premises based on whether or not the pets have caused any damage.

Take pride in your rental home. Clean it and take care of it like it's your own and you'll find it a more pleasing place to live. This will also make your landlord happy. Landlords will often be much more giving to tenants that are taking care of their property.

Generally, the standard rental or lease agreement for an apartment runs one year. Be aware of how your landlord wishes to renew your agreement after the initial period. Your lease may automatically extend for twelve months unless either you or your landlord choose to "opt-out" at a certain period (generally at least thirty or sixty days prior to the end of your initial lease period), or you may just be considered a "month-to-month" tenant after the initial lease, meaning your lease automatically renews at the start of each month.

View a vacant unit in addition to viewing the model home when considering a rental space. Even if the vacant unit isn't the exact one you will be moving into, it is important to take a look at it in order to get a better idea of what yours will look like. Model homes are often upgraded and can be quite different from what you may actually be signing for. If upgrades are important to you, ask and make sure that it will be a feature in your unit.

If your apartment complex has a pool, familiarize yourself with the rules regarding the use of the pool. Some apartments require that you apply for a set number of pool passes while others have a more relaxed policy. Also be sure to know the lifeguard policies, drink/food policies, etc. Remember that the entire apartment community uses the pool so treat it with respect so that all can enjoy it.

Some apartments offer referral fees which offer you money for getting someone else to move into the complex. So, if you have a friend or family member getting an apartment in the same complex, be sure to check if your apartments offer such a program and be sure that person lists you on their application if there is one.
